Do we get involved in the design that you are presenting?

We send you an initial questionnaire to ask for all sorts of information and your thoughts.  After this you leave us, as design and property consulting experts to produce the presentations to achieve the maximum value and quick sale for you.

Can I choose one of your offerings and upgrade later?

Yes — many of our clients begin with The Potential and later choose to upgrade to The Vision or even The Experience once they see the value we bring. If you decide to upgrade, we’ll assess where we are in the process and provide a tailored quote for the next stage. We don’t offer downgrades, as each offering relies on input from multiple professionals working together to create a cohesive and compelling design strategy.

Do I need to take my property off the market and then relaunch again after Avanted have made the new marketing presentation?

If your property is already listed, we typically recommend taking it off the market before relaunching with your new Avanted presentation. Ideally, we’d love to be involved from the start, but if not, it’s best to pause, hold your price, and relaunch with one of our offerings. The cost of our service is often far less than a price reduction — and we strongly believe that a well-presented property has a far better chance of achieving its full value.

When is the ideal time to use Avanted?

Ideally it is marvellous if we work together before you have put your property on the market. But we’d be delighted to help you at any stage!

Does Avanted talk to the potential buyer?

No, we don’t engage directly with potential buyers. This is to maintain a clear boundary and avoid any conflict of interest. Our focus is on providing you with a beautifully crafted, well-considered presentation that does all the talking. Everything a buyer needs to understand the full potential and value of your property is thoughtfully included in our work.

Should I keep the same estate agent if we go with Avanted?

Absolutely. There’s no need to change agents. In many cases, your current agent can benefit from the renewed interest and momentum created by the Avanted presentation. A relaunch with our design-led visuals often helps them generate fresh enquiries and excitement around the property. The key is that your agent is open-minded and understands the power of design in influencing perception and value.

What happens if we have instructed Avanted and then before you complete the presentation we decide to take our home off the market and not sell?

That’s entirely your decision, and we completely understand. If you decide not to sell, we’ll still deliver the full Avanted presentation as agreed. We believe that the value we add through design benefits the home — whether it’s for you or a future owner. Our concepts are crafted to highlight potential and elevate the property, making it a win either way. Since the work involves collaboration across our team from the moment we begin, we always follow through with the final presentation.

What happens if we keep our house on the market whilst you do the new marketing and we end up accepting an offer before you have completed?

That’s absolutely your choice — and a positive outcome! We’ll still complete and deliver the full presentation as agreed. Our work begins the moment we’re instructed, with input from several professionals to create a unique and valuable design concept. So while we’re thrilled for your sale, the service is still chargeable and you’ll receive a presentation that can add lasting value to your home — whether you pass it on to the buyer or keep it for yourself.

How long does this take?

Timelines depend on the size, complexity, and condition of the property — as well as the Avanted offering you choose. After our initial consultation, we’ll provide a tailored estimate that reflects what’s best for your home and goals. How much does it cost?

Our first-tier service, The Potential, is typically priced at £5,000 + VAT. For The Vision and The Experience, costs vary based on the scale, complexity, and level of input required.

To give you an idea:

- The Vision for a Mews house in Kensington was delivered for £15,000 + VAT

- The Experience for a multi-building estate in Buckinghamshire was priced at £50,000 + VAT

We tailor each proposal to the property and its goals — following an initial consultation, we’ll provide a detailed quote specific to your home and chosen offering.
